Fees Payable

HOLDING FEE - £400.00

The holding fee is payable to Aspire Lettings & Property Management when you make an offer to rent a property. This is confirmation of commitment to proceed if the landlord accepts the offer. Should terms be agreed for a tenancy, subject to contract and satisfactory references, these monies will be retained toward the tenant's administration fees and move-in monies.

Is it refundable?

The offer deposit is refundable if terms (in principle) for a tenancy are not agreed and will be refunded without delay or deduction. However, should you withdraw for any reason or should your references prove to be unsatisfactory, these monies will be retained towards costs incurred by Aspire Lettings & Property Management in proceeding with the proposed tenancy. Payment of these monies does not constitute the granting of a tenancy.

Holding fee on fully furnished

It should be noted that the holding deposit charged may be higher if the tenant asks the landlord to furnish the property, complete some renovation works or hold it for longer than one month.

Rental deposit

This is equivalent to one-and-a-half months’ rental charge. Some landlords that have accepted the inclusion of a pet seek two months’ deposit.

The balance is due in cleared funds prior to the start of the tenancy

One-off fee per let – this fee is charged as it enables us to prepare various documents for the proposed tenancy, this includes the Right 2 Rent checks and preparation of contracts
