Wades Close, Woodnewton, Peterborough PE8 5EJ

4 Bedrooms 1 Bathroom 2 Receptions

Wades Close is a small cul-de-sac in the charming village of Woodnewton. This four-bedroom detached home is designed to suit modern family living whilst having the advantage of a beautiful rural setting.

Picturesque Woodnewton is an idyllic village based in Northamptonshire. The village prides itself on its small welcoming community which may have been the reason why ‘coco the clown’ Nicolai Poliakoff chose Woodnewton his home to retire in and his grave can still be found in the village graveyard of St Mary's parish church. The village itself has a church, public house which is to be voted Best Best Gourmet Dining Restaurant & Village Pub - Northamptonshire 2020, village hall, and a pottery shop and access to many good walking routes. In addition, there is an excellent park and extensive playing field across the road for children of all ages, also connected to the village allotments.
This lovely village is well situated, being within 15miles proximity of Peterborough, Kettering and Corby providing great road and rail links across the country. The beautiful historic market town of Stamford is within 10miles and the popular Rutland Water within a 30 minute drive. There are also excellent primary and secondary schools located close by in Kings Cliffe, Nassington and Oundle.’

The kitchen is to the rear of the property, the tiled floor extends through the kitchen from the entrance hall and dining room and continues into the adjoining utility via open doorways, creating a flowing feel to the practical space. The window to the rear provides a view of the garden. The wooden units are styled with broad brushed chrome handles, a gloss granite effect work surface and finished with a large polished stainless steel double sink and drainer with mixer tap. The remainder of the garden is laid to lawn for low maintenance with space for garden play equipment. Positioned in the corner is the garden shed on a fixed base. The rear boundary is a mature hedge, bordering onto a protected orchard which provides beautiful ever changing seasonal views and creates an open, rural feeling to this secluded garden.

What the vendors love about their home........
"This beautiful village and its welcoming community makes Woodnewton a really special place to live. We could not ask for more genuinely caring neighbours who look out for one another and have extensive historic knowledge of the area, some who continue to occupy the property they bought as a new build 50-odd years ago! They often call round with their excess allotment produce or baked goods and treats for the kids, we are blessed with such a lovely cul-de-sac.
The park, with its immediate proximity, has given us absolute joy and the children frequent it daily. Along with this, we enjoy numerous walks and runs around the footpaths and agricultural fields, which are all very child and dog friendly.
On the country lanes, you are only a short cycle (ones which our 4 year old is able to do) to many beautiful village pubs and restaurants, or even a one minute walk from our award winning village pub (there is a 'snicket' path alongside the cul-de-sac edge).
Avoiding the busy 'main roads', we often go to Rutland Water, Burghley and Fineshade, all via country villages and lanes. Woodnewton truly is a great location both for its quiet and natural beauty, but also for the convenience of towns and landmarks at just a short drive away."
