Description

20 Gordon Road is a semi-detached three-bedroom house built in the 1950s, with a spacious ground-floor extension and many changes and improvements made over the years. This property is situated in a quiet one-way horseshoe road close to the centre of the market town of Oundle.

The living room and the garden room together make a large open space for entertaining, or for different family pursuits. Benefitting from gas central heating and double glazing, this home also offers a good size rear garden and off-road parking for several vehicles in the front garden. The accommodation comprises: entrance hall, living dining room, garden room, kitchen breakfast room, downstairs cloakroom, two doubles and one single bedroom and an upstairs bathroom.

Entrance Hall

This light and welcoming hallway has a window to the side, hooks for coats, space for footwear, and a small cupboard above. It has a dado rail and painted wood panelling to the staircase. Laminated flooring continues through to the living room. Under the stairs there is a small cupboard, and a downstairs W.C.

Living Dining Room 4m x 6.7m (13'1" x 21'11")

The main reception room has been opened up from the original two smaller rooms with an arch between them, and provides a very useable space, with laminate floor running right through. Part of this large space is currently being utilized as a study area, where there is a triple window to the front aspect and boasts a brick fireplace with stone hearth and a solid wood mantelpiece. The living room area also has a smaller fireplace, with recesses each side of the chimney breast for bookshelves or furniture. Light for this room is provided by the two small windows either side of an open arch to the garden room.

Garden Room 3.5m x 3.5m (11'5" x 11'5")

Two shallow steps down lead from the living room to this delightfully bright extension. It is finished with two beams and Velux windows set in its double height sloping ceiling, wood laminate floor and French doors to the rear garden. Currently being used as a formal dining room, but this multi-purpose room could be used as a second sitting room or an office.

Kitchen Breakfast Room 3.4m x 6.5m (11'1" x 21'3")

Leading from the living room is the well-designed kitchen that has a large extension which not only houses a dining area but a vast range of wall and base units and space for all utility appliances. The floors have neutral polished ceramic tiles, the worksurfaces are dark laminate and all built-in units are in solid wood. Integrated appliances include a fridge and freezer, a pullout food storage rack, an integrated wine cooler, a stainless steel sink with a spray mixer tap under a window to the side return, and space and plumbing for a dishwasher. The corner of this area provides a breakfast bar. The extension part of this lovely kitchen/diner houses the integrated washing machine and second sink with mixer tap, an integrated gas boiler, a mid- level double oven, and five-ring gas hob with an extractor above, below which is a unit with two handy pullout racks for kitchen condiments. The ceiling is high and sloping with three beams and two Velux windows, and French doors lead to the rear garden. Room is provided for a dining table and chairs. A half-glazed door leads to the outside with access to the front of the property.

Downstairs Cloakroom

The downstairs cloakroom is fitted neatly under the stairs, with ceramic tiled flooring and fully tiled walls. There is an obscure window to the side, a pedestal W.C and a wash hand basin set into a unit.

First Floor Landing

Carpeted stairs with pine balustrade and rail lead to the first-floor landing, with a large window giving natural light from the side aspect. All rooms have stripped pine doors and there is a hatch to a boarded loft.

Main Bedroom 3.2m x 4m (10'5" x 13'1")

Two substantial built-in pine wardrobes are the main features of this bedroom, with hanging rails and shelves above. There is room for a kingsize bed, and the double window is on the front aspect.

Bedroom Two 4m x 2.7m (13'1" x 8'10")

This room sits to the rear of the property, with an extensive view through the double window over the neighbouring houses and trees. This is also a good size double room, containing a recessed area with ceiling lights for the head of the bed.

Bedroom Three 2.8m x 3.0m (9'2" x 9'10")

A single room with a window to the front aspect. Space is provided for a built-in wardrobe plus desk or a chest of drawers.

Bathroom 1.9m x 1.7m (6'2" x 5'6")

The bathroom has ceramic floor tiling and contrasting wall tiles. Over the bath is fitted with a shower and shower screen, and in addition there are a pedestal W.C and wash hand-basin with an obscured window to the rear aspect.

Exterior

The gravelled front garden provides off road parking that would easily fit three cars. Also the width of the house is a canopied porch with a tiled roof and paved floor.
A half-glazed door, matching the front door, leads to the side passage that accesses the door into the kitchen; it would be possible to fit a roof over this area for storing bikes etc.
A couple of steps from the kitchen/diner’s French door leads into a fully enclosed garden, which has a flagged patio at the end of which stands a large double shed. Stepping down from the patio area onto a lawn, the borders have mature shrubs in beds in front of the wood fencing, and a smaller paved area is found in front of the garden room French windows.
